A villa designed around outdoor living and two-family flexibility

Villa Costanza is strongest as a place to spend time, not simply as a base for sightseeing. Its 2,000 m² garden, broad terrace, outdoor bar and loggia, and substantial saltwater pool create enough variety for full villa days.

The accommodation also makes good practical sense. Three bedrooms are in the main house, while two detached double bedrooms each have their own shower room, television and minibar. This gives adult children, grandparents or a second family greater independence.

The setting is rural and entirely car-dependent. Choose it for access to Modica, Noto, Ragusa Ibla, Scicli and the south-eastern beaches—not for restaurants or shops on foot.

Good to know: the three main-house bedrooms share two shower rooms. The two annexe bedrooms are detached and do not communicate with each other, which matters for families with young children.

The principal planning decisions

Best for two families

The main house sleeps six and the detached annexe sleeps four. The arrangement is especially useful when two couples want privacy while the group shares the pool, garden and outdoor dining spaces.

Plan genuine villa days

The large pool, garden, loggia and outdoor bar justify leaving one or two days deliberately unplanned. A packed touring programme would underuse the property’s main strength.

A car is essential

The nearest everyday shops are about 4 km away. A restaurant is listed at 1.5 km, but the road has not been verified as suitable for walking, so we would not present dining as reliably walkable.

Know the pool depth

The 12 × 6 metre pool ranges from 1.10 to 2.30 metres deep and has no confirmed fencing. It is excellent for confident swimmers, but children require close supervision.

The single-level main house has two double bedrooms with 160 × 200 cm beds and one twin bedroom. These three bedrooms share two shower rooms.

Two private double bedrooms

Each non-communicating annexe bedroom has a 160 × 200 cm double bed, television, minibar and its own shower room. They are suited to adults or older children who value independence.

There are two shower rooms in the main house, two en-suite shower rooms in the annexe and a fifth external bathroom with shower for pool and garden use.

Comfort and family equipment

Five air-conditioning units serve the sleeping area rather than the whole villa. Two cots and two highchairs are available; pets are not accepted.

The saltwater pool is open from 1 April to 30 November and is surrounded by sun loungers, lawn and established olive trees.

Location and logistics

Rural Rosolini, well placed for the Val di Noto

Villa Costanza is in the countryside between Rosolini, Ispica and Modica. It avoids the traffic and evening bustle of the better-known towns, while keeping several Baroque centres and beaches within sensible driving range.

This is not a villa in Noto town and no sea view is promised. Its value lies in the balance between developed outdoor space and access to the wider south-east.

Route role: use Villa Costanza as a seven-night base, with two or three purposeful excursions and proper pool days between them.
