A substantial six-bedroom villa at Fontane Bianche for two families or a mixed-age group, with private access to the rocky shoreline, a heated pool and generous indoor and outdoor living.

Villa Riva brings together a private coastal position, a large heated pool and enough space for a group of twelve to spread out. The 500 m² house opens to a 200 m² terrace and a broad garden looking towards the sea, while Syracuse and Noto remain realistic day trips by car.
The strongest fit is two families, a multigenerational group or compatible adults who understand the bedroom hierarchy. The villa feels generous and practical rather than hotel-like, with substantial shared rooms, a serious kitchen and daily housekeeping support.
Best for: families with older children or teenagers, mixed-age groups and privacy-seeking guests who value sea, garden and pool time. It is not the right choice for six couples expecting six equivalent double bedrooms and bathrooms.

Covered outdoor spaces make long lunches and informal evenings part of daily villa life.
Before you choose it
There are four doubles and two twins, but one double occupies a loft area and the ground-floor twin does not have an en suite bathroom. Agree the room allocation before booking, particularly for an all-adult party.
The 12 × 6 metre pool ranges from 1.20 to 2.80 metres deep. No fence or separate shallow section is confirmed, so the setup requires close supervision of younger or less confident swimmers.
The property has access to the rocky shoreline about 50 metres away. The nearest sandy beach is around 550 metres away; the route, steps, sea conditions and ease of entry should be checked for the travelling party.
A delicatessen and restaurant are listed within one kilometre, but walking conditions are not verified. For supplies, outings and airport transfers, plan around cars and confirm that the parking arrangement suits the group.
Bedrooms and bathrooms
Six bedrooms over two floors
The ground floor has a double with en suite shower room and a twin using a separate shower room. Upstairs are the master double, a further double, a twin and a double bed in a loft area, each with an en suite bathroom or shower room.
Seven bathrooms
Five bedrooms are en suite. The ground-floor twin uses a separate shower room, and there is an additional guest bathroom or WC. The master bathroom is the most complete, with both a bath and a shower.
Time at the villa
Villa Riva is designed for a villa-centred week: pool mornings, long lunches outside and selective days in Syracuse, Noto or the coastal reserves.
The private 12 × 6 metre pool is listed as heated to approximately 26°C and open year-round, subject to reconfirmation for the booked dates.
A broad lawn and outdoor seating create room for the group to gather without everyone using the same terrace or poolside area.
The covered veranda includes dining and lounge furniture, with a bar, barbecue and external shower supporting relaxed days outside.
The main living room, dining room and study give twelve guests a choice of shared areas rather than one crowded sitting room.
Nine induction zones, three fridges, a freezer, ice maker, dishwasher, oven, microwave and two Nespresso machines support self-catering for twelve.
Four hours of bedroom and bathroom cleaning are included daily, with a midweek change of bed linen, bath towels and pool towels.

Location
Villa Riva sits on the coast at Fontane Bianche, south of Syracuse. Days at home revolve around the sea-facing garden, heated pool and private access to the rocky shoreline, while a sandy beach is approximately 550 metres away.
Syracuse and Ortigia are about 15 kilometres away, Noto is about 20 kilometres away and the coast continues towards Vendicari. A car is essential for a group of twelve: it makes food shopping, beach choices and cultural days straightforward, and avoids relying on unverified walking routes or local public transport.

From the villa
Villa Riva works best when substantial time at home is balanced with a small number of purposeful excursions. These guides help shape the most rewarding days without turning the week into a constant drive.
Ancient city and island
Combine the archaeological park with Ortigia only if the group has the energy for both. Otherwise choose ancient Syracuse or the island’s lanes, market, waterfront and evening atmosphere.
Baroque architecture
Noto is close enough for a focused half-day, but it also works as the starting point for a longer Baroque route. Decide whether the priority is architecture, food or combining the town with the coast.
Beaches and nature
Fontane Bianche gives easy local beach time, while Vendicari offers a more natural landscape. In summer, plan around heat, parking and the walk from the car rather than trying to cover several beaches.
Live classical drama
If travel dates coincide with the performance season, an evening at the Greek Theatre can anchor the week. Book deliberately and allow time for parking, dinner and the late return to Fontane Bianche.
