Villa Piana is a modern, single-storey villa in the countryside near Rosolini, well placed for Noto, Modica and the beaches around Marzamemi. Its appeal is not showy luxury, but privacy, easy indoor-outdoor living and a sensible layout for six guests.
The strongest arrangement is for three couples: every double bedroom has its own bathroom, so there is no awkward division between a principal suite and lesser rooms. It also works for one family with older children or a multigenerational group, provided everyone is comfortable with double beds.
The 5,000 m² garden, 120 m² terrace and private pool give the villa plenty of outdoor space. A car is essential, and the final approach includes an unmade side road and a steep final section.
Best for: three couples, one family with older children, or guests who value privacy and a well-positioned base more than sea views, designer interiors or hotel-style service.

Each bedroom has private bathroom provision: one en-suite with a bath and two with showers. A fourth bathroom serves as a guest WC.
Rosolini is approximately 6 km away. The nearest restaurant is around 1 km away, but the rural position and steep final approach mean it should not be treated as comfortably walkable.
The minimum stay is five nights with flexible arrival days. A €500 cash security deposit is payable locally. Full 2027 seasonal rates are awaiting confirmation.
Bedrooms and bathrooms

Three double bedrooms
The principal bedroom has a king-size bed, television and en-suite bathroom with a bath. The other two double bedrooms each have an en-suite shower room.

Four bathrooms
All bedrooms have private bathroom provision, with an additional guest WC. The villa is arranged on one level and has air conditioning throughout.
Time at the villa
The villa is designed for relaxed days outdoors, with enough garden and terrace space for six guests to spread out without losing the sociable feel of the house.

The 10 × 4.5 metre private pool sits within approximately 5,000 m² of grounds and is open from 1 April to 10 November.

A furnished 120 m² terrace provides outdoor dining, lounge space and broad views across the surrounding countryside.

The poolside table, barbecue and shaded areas make lunches and evening meals at the villa straightforward.

Three air-conditioned double bedrooms give couples or a family a clear, even sleeping arrangement for up to six guests.

Every bedroom has its own bathroom provision, with a further guest WC for use during the day.

Sun loungers and an outdoor shower support easy pool days; the water ranges from 0.20 to 1.50 metres deep.

Location
Villa Piana sits in open countryside near Rosolini. The position makes it easy to alternate days at the villa with the Baroque towns of the Val di Noto and the beaches around Marzamemi, but this is firmly a driving location rather than a walk-to-town stay.
Noto is the natural first outing, followed by Modica or Syracuse on longer days. Marzamemi adds an easy coastal contrast, while the villa’s pool and garden make it sensible to leave space in the week for unplanned time at home.

From the villa
Villa Piana works best when the week alternates between the pool, the Baroque towns and the coast. These four days give the stay a useful shape without turning it into a sequence of long drives.
Baroque town
Noto is close enough for an unhurried day, with time for its churches, quieter side streets and a meal rather than a rushed stop between other towns.
Coast and village
Use Marzamemi as part of a coastal day rather than the only objective: combine the village with a suitable beach and return to the villa before the longest evening traffic.
City and archaeology
Syracuse deserves a deliberate outing for Ortigia, the archaeological area and the city’s food scene. It is the longest of the principal day trips from the villa.
A wider itinerary
For a 10–14 night holiday, combine Villa Piana with an Etna or Taormina base. Seven nights can use the villa as a single base without unnecessary changes of accommodation.
